Madeira Beach May Allow Higher Density

The proposal is an effort to boost tourism which creates jobs, supports businesses and generates sales tax and other revenue for local governments. Many Madeira Beach businesses, like those at John’s Pass Village, depend greatly on tourism.

City officials have come up with a plan to increase densities in area zoned for tourist accommodations to 100 units per acre for parcels up to 3 acres and 125 units for larger parcels. The proposal is similar to the "Beach by Design Plan" in Clearwater Beach, which has brought new major hotel developments to Clearwater Beach.

Higher densities may also allow hotels and motels to have restaurants on their properties, which are few and far between on the beach side of Gulf Blvd.

Clearwater Beach Best Western Files Chapter 11

The Best Western Sea Wake Beach Resort on Clearwater Beach is seeking bankruptcy protection while it's owner restructures.

Enchantment LLC filed a Chapter 11 petition last Friday. Bank of America brought a lawsuit to foreclose on the property in July.

The hotel was purchased for $25 million in 2005 with plans to build a $180 million condo tower.

Coral Reef Developer Outlines Plans

More than 100 people attended a meeting to hear developer Robert Fleeting describe the proposed $60 million, 248-unit, 12-story twin-tower hotel. Many questions were raised including positioning of the new buildings, public beach access, and when construction would start. Another question was will it be a hotel, condotel, or timeshare? That will depend on the the hotelier chosen for the project.

City approval, hotelier agreement, and financing could take up to 10 months Once that is accomplished construction would start within weeks. Fleeting must wait 30 days from last week's meeting to seek formal site plan approval, but he has already submitted a preliminary site plan.

The old Coral Reef Hotel has been closed since 2004. Two timeshare buildings are open and will be included in a revised site plan to be submitted to the city. Timeshare owners have agreed to be included in the revised site plan.

Coral Reef Resort Could Be Redeveloped

There will be a public meeting at 7:30 p.m. Thursday at Warren Webster Community Center, 1500 Pass-a-Grille Way.

The developer, Coral Reef Partners LLC wants to demolish the 45 year old hotel and replace it with a $60 million timeshare or hotel. Plans include a new 12 story building - 10 floors of condos over 2 floors of parking garage. 248 2 bedroom 2 bath units will be approximately 1,000 sf each. Ammenities will include, restaurant, bar, workout center, and meeting space. The 4.28-acre complex, including the existing Coral Reef Resort timeshare buildings, will have three pools and four spas.

The hotel was purchased in 2004 and subsequently condemned for safety reasons. The timeshare buildings on the property are separately owned and remain open, and are considered part of the hotel site plan for zoning and building regulation purposes.

Several development contracts with a major hoteliers have been signed over the years, but never came to pass because of the city's changing development rules. New regulations were approved last year and officially went into effect this month.

Ovation Receives Certificate of Occupancy

On September 9th, Ovation in Downtown St. Petersburg received it's Certificate of Occupancy, which declares the 27-story safe to occupy. Finishing touches are still being completed.

Ovation, a luxury waterfront condominium tower, broke ground in February 2007. The 45 estate size residences range from 2374 to 5329 square feet and feature views of downtown St Pete and Tampa Bay. Prices start at $1.2 million and 60% have been sold. In addition to residences Ovation features 17,800 square feet of retail space.

St Pete based developer, JMC Communities has built 12 condo buildings in Pinellas County, including Mandalay Beach Club, Belle Harbor, Meridian on Sand Key, and the Sandpearl Resort and Residences.

Clearwater Beach Holiday Inn Express Approved

Last night the Clearwater City Council unanimously approved a development allowing construction of a Holiday Inn Express at Coronado and Devon Drive.

The new hotel will replace the now closed Port Vue hotel next to the marina, and will have 8 stories with 108 hotel rooms. The developer, Decade Properties, also owns the Holiday Inn on Gulfview Blvd.
